After Farmbrook Sells Out: Where Farmington's Next New Homes Come From, and When

The Town of Farmington's September 22, 2026 development report left four lots for sale at Farmbrook, Ryan Homes' single-family neighborhood. Ten of the last fourteen lots were already under contract. The builder expected the remaining Sections 7A and 7B to be completely sold out "by the end of next month," which means the end of October. That one line in a municipal status report matters more to a new-construction search in Farmington this fall than any median price. Once those four lots go, the town has no approved single-family neighborhood at Farmbrook's price that is ready to issue building permits. The next ones are tied to spring 2027 milestones. The higher-priced tier, meanwhile, still has dozens of open lots.

Four lots at the bottom of the price range

Farmbrook is the entry point. Ryan Homes advertises new single-family homes there starting at $377,490, with three to five-plus bedrooms and roughly 1,350 to 2,541 square feet. The builder's page places the neighborhood in the Canandaigua City School District. The Town counts 71 lots across the two final sections. One of the two model homes has been sold, and the other still serves as the sales office. The Town Board and the Town Highway Superintendent have already accepted the roads and infrastructure.

That base price sits close to the resale market. In August 2026, the median sale price for Ontario County was $360,000, according to the New York State Association of REALTORS' monthly county report. A new house with a builder warranty starting about $17,000 above the county resale median goes a long way toward explaining why 52 lots were already sold. Ryan Homes' Farmbrook page lists a comprehensive home warranty among its features. The figures are a builder's advertised starting price and an undated page snapshot, so the finished price of any particular home will depend on plan, lot and options.

What comes next, in the order it can arrive

All three single-family projects in the Town's pipeline have cleared real approvals. Each one still has a specific step between where it stands and the first finished home. Here is where each stood in the Town's reporting as of late September 2026.

  1. Fairdale Meadows is closest. The subdivision has 40 home lots plus one homeowners' association lot on about 12.5 acres north of State Route 96. Its entrance is planned directly across from the Finger Lakes Gaming & Racetrack entrance, and no individual driveways will open onto Route 96. The Planning Board granted preliminary approval on January 7, 2026, and final approval appeared on its June 17 agenda. The developer plans to install site utilities this fall and expects building permits next spring. Before that, the plat still has to be filed with the Ontario County Clerk, and the letter of credit and easements have to be accepted. The Town records reviewed don't name a homebuilder, home models or prices, so where Fairdale lands relative to Farmbrook is still unknown.

  2. Monarch Manor Section 3 has a sidewalk ahead of it. The section adds 13 buildings, 26 single-family dwellings in all, along an extension of Monarch Drive. Joseph Sortino, the exclusive builder at Monarch Manor since 2015, bought the remaining land from the previous developer, A&D Real Estate Development Corporation, on June 1, 2026, and is now the owner, developer and builder. One of the project's original zoning amenities is a five-foot concrete sidewalk on the east side of New Michigan Road between Lilly Brook Court and Monarch Drive. That sidewalk is to be completed in 2027, before the first certificate of occupancy is issued in this section. Section 2 is just finishing up. The last basement has been excavated for the final building of its 48 homes.

  3. Farmington Meadows is the largest and the furthest out. The 65.1-acre site is on the east side of Route 332, between the New York State Police Troop E headquarters and County Road 41. The Town Board approved its incentive zoning and rezoning on December 23, 2025, and the Planning Board approved the overall preliminary plat and site plan with conditions on May 6, 2026. Several steps remain before site work: amending the zoning map, submitting final drawings, posting a letter of credit and filing easements.

Most of the new unit count is rental

Farmington Meadows has the town's biggest headline number, but its plan includes about 230 rental townhomes and a 150-unit, four-story senior apartment building alongside the 50 for-sale single-family lots. So of roughly 430 planned units, 50 are homes a buyer could own outright. Creekwood Phase 2 points the same way. Its 40 units are rental townhouses, now going up in five-unit buildings along the Pintail Crossing extension toward County Road 41.

Read together, the September report adds a lot of new housing to Farmington while adding very little to the supply of entry-priced new homes for sale over the next several months.

The tier with open lots

The picture is very different on the east side of town around County Road 41 and Osburn Lane. Marrano Homes' Hathaway's Corners advertises single-family and patio homes from $599,900. The Villas at Hathaway's Corners starts at $550,700, and its homeowners' association covers exterior upkeep. Both community pages list quick move-in homes and place the neighborhoods in the Victor Central School District. The main community page also says pricing starts "in the high $400,000s," which doesn't match its headline figure. A buyer should confirm the current base price for a specific plan directly.

The Town's counts show how much room is left:

  • Villas at Hathaway's Corners, Phase 1C: 61 villa-style lots on Caleb Court, a private road. Eleven homes are occupied, twelve are under construction, three lots carry sold signs, and 44 lots remain available. HOA services include lawn mowing, landscaping and snow plowing.
  • Hathaway's Corners, Phase 2A: 42 single-family homes on the rest of Osburn Lane and on Cooper Place. Eight homes are under construction on Osburn Lane, three lots have been sold, and one Cooper Place home is occupied with another under way.
  • Hathaway's Corners, Phase 1B: 42 single-family lots, with homes occupied and under construction along County Road 41, Eddy Gate Way and Osburn Lane.

The gap, then, applies to one price tier. A buyer whose budget starts near $550,000 can walk a model home, choose a lot and move this winter. A buyer whose budget starts near $380,000 is looking at four Farmbrook lots now, or a Fairdale home that can't be permitted until spring.

Resale is the realistic alternative this winter

For buyers at the entry tier, the decision this winter is between waiting for the 2027 projects and buying an existing home. The county's August numbers describe that second option. In August 2026, Ontario County had 230 homes for sale, 2.4 months of supply and 113 closed sales. New listings fell 6.1% from August 2025, and inventory rose 14.4%. The median rose 24.2% from a year earlier. On 113 sales in a single month, that swing could easily reflect which homes happened to close rather than a lasting jump in values.

Waiting has a financing side as well. A home on a lot that won't have a building permit until spring 2027 means a long stretch between signing and closing, and rate exposure, appraisal timing and how long a buyer's current housing lasts all come into play over that stretch. Weighing a known resale home now against an unpriced new build next year is a financing question as much as a housing one.

A few questions that come up

Has Fairdale Meadows announced a builder or prices? Not in the Town records reviewed. They name Canandaigua Development Company, LLC as the applicant and describe the homes only as detached single-family.

Did neighbors raise concerns about Fairdale? At the January 7, 2026 hearing, nearby residents asked about stormwater runoff, tree removal and grading near the rear property line. The board asked for an engineering review of drainage to the retention pond at the north end, and the engineer said the existing tree line would be kept.

Is there a building moratorium in Farmington? The Town records reviewed don't show a general residential moratorium. The Town is working on a rehabilitation of its wastewater treatment plant, and the state's July 2026 environmental notice reported a pending consent order.
